How Much Does Plastering Cost?
Short answer
Plastering costs depend on the size of the surface, its condition, how much preparation and making good is needed, access, and whether the work is a skim over sound plaster or a full replaster. Because those factors vary so widely between properties, a reliable price needs a look at the job rather than a figure from a table.
What actually affects the price
Two rooms that look the same size can price very differently. The condition of what is already there usually matters more than the floor area.
- Surface area of walls and ceilings, and ceiling height
- Whether the existing plaster is sound enough to skim over
- How much cutting out, patching and making good is needed first
- Whether new plasterboard is required
- Access — upper floors, stairwells, tight rooms and high ceilings all take longer
- How much protection and clearing is involved
Skim versus full replaster
Skimming a sound wall is a finishing operation: a thin coat applied over what is already there. Replastering means removing the old plaster back to the substrate and building the surface back up. The second involves more material, more labour and considerably more mess, so it costs more.
Part of a good quotation is being told honestly which one your walls actually need.
Why we do not publish a price list
Any fixed online figure is a guess until someone has seen the walls. Publishing one would either overcharge simple jobs or undercharge difficult ones, and both are unfair.
